Santa Lucia Coffee Estates Coffee Program (OPTIONAL)

Santa Lucia:

• Maintains, cultivates, and harvests the coffee
• Retains the entire crop except for 100 lbs. delivered to each participating Estate Owner each year.
• All expenses associated with maintaining, cultivating and harvesting the crop shall paid by Santa Lucia.
• Otherwise maintains the property in its present condition with regard to landscaping and general appearances.
• Depending on the annual average price of Colombian Mild Arabica coffee as determined by the International Coffee Organization (www.ico.org), cash rental payments may also be made to Estate Owner.

Estate Owner:

• Allows coffee to be grown on all parts of the property conducive to coffee cultivation except for roads, house area and premises immediately surrounding the house.
• Allows access to the property for purposes of maintaining, cultivating and harvesting the coffee crop and maintaining the general appearances of the property.
• Allows Santa Lucia to retain the entire harvest coffee crop except for 100 lbs. each year.

The arrangement will be expressed in a simple year-to-year rental agreement that could be terminated by either party with proper notice.
